What Determines Your Loan Amount?

Two primary metrics drive how much you can borrow:

  • Loan-to-Value (LTV) -- up to 80% of the appraised value of the portfolio
  • Debt Service Coverage Ratio (DSCR) -- minimum .75x, meaning the portfolio's gross rental income must be at least .75 times the total PITIA payment

Your actual loan amount will be the lower of the two calculations. For example, if 80% of your portfolio's appraised value is $3 million but the cash flow only supports $2.5 million in debt at the required DSCR, your maximum loan would be $2.5 million.
