Fast-Close Deal Checklist

  • FICO 700+ opens the best rate tiers and fastest approvals
  • LTV at 75% or below — lower LTV means less risk and faster underwriting
  • DSCR above 1.15 — shows the property covers the debt comfortably
  • Clean title, current appraisal, and lease or rental projections ready
  • Entity docs (LLC operating agreement, EIN) prepped if closing in an LLC
  • Responsive communication — the biggest delay is waiting on borrower docs
