- FICO 700+ opens the best rate tiers and fastest approvals
- LTV at 75% or below — lower LTV means less risk and faster underwriting
- DSCR above 1.15 — shows the property covers the debt comfortably
- Clean title, current appraisal, and lease or rental projections ready
- Entity docs (LLC operating agreement, EIN) prepped if closing in an LLC
- Responsive communication — the biggest delay is waiting on borrower docs
